Cl\u0103dirile existente vor fi demolate<\/span><\/h1>\n<p class=\"ds-markdown-paragraph\"><strong><span class=\"\">Un proiect imobiliar de amploare prinde contur pe una dintre principalele artere ale municipiului. Un plan urbanistic zonal (PUZ) prevede desfiin\u021barea construc\u021biilor existente de pe strada \u0218tefan cel Mare nr. 36 \u0219i construirea unui bloc de locuin\u021be colective cu func\u021biuni mixte, \u00een regim de \u00een\u0103l\u021bime D+P+2+3E (3E retras). Beneficiar\u0103 este P\u00e2rvu C\u0103t\u0103lina Mihaela, iar documenta\u021bia a fost elaborat\u0103 de SC Studio 22 DAT SRL Ia\u0219i.<\/span><\/strong><\/p>\n<p class=\"ds-markdown-paragraph\"><span class=\"\">Un nou proiect imobiliar de amploare este \u00een preg\u0103tire \u00een municipiul Boto\u0219ani. Pe strada \u0218tefan cel Mare, la num\u0103rul 36, se inten\u021bioneaz\u0103 construirea unui bloc de locuin\u021be colective, cu spa\u021bii comerciale la parter, dup\u0103 desfiin\u021barea cl\u0103dirilor existente de pe amplasament. Pentru acest obiectiv a fost ini\u021biat un Plan Urbanistic Zonal (PUZ), iar documenta\u021bia se afl\u0103 \u00een circuitul de avizare\u00a0<\/span><span class=\"\">.<\/span><\/p>\n<h2><span class=\"\">Detaliile proiectului<\/span><\/h2>\n<p class=\"ds-markdown-paragraph\"><span class=\"\">Conform documenta\u021biei tehnice, terenul studiat are o suprafa\u021b\u0103 total\u0103 m\u0103surat\u0103 de 3.209 de metri p\u0103tra\u021bi \u0219i este compus din dou\u0103 loturi, situate pe strada \u0218tefan cel Mare, \u00een zona Centrului Secundar Gar\u0103-Pop\u0103u\u021bi. Pe amplasament exist\u0103 \u00een prezent dou\u0103 construc\u021bii vechi cu regim de \u00een\u0103l\u021bime parter, \u00eentr-o stare avansat\u0103 de degradare, care sunt propuse pentru demolare\u00a0<\/span><span class=\"\">.<\/span><\/p>\n<p class=\"ds-markdown-paragraph\"><span class=\"\">Proiectul prevede construirea unui ansamblu cu func\u021biuni mixte, care va cuprinde:<\/span><\/p>\n<ul>\n<li>\n<p class=\"ds-markdown-paragraph\"><strong><span class=\"\">44 de unit\u0103\u021bi locative<\/span><\/strong><span class=\"\">\u00a0(locuin\u021be colective)<\/span><\/p>\n<\/li>\n<li>\n<p class=\"ds-markdown-paragraph\"><strong><span class=\"\">Spa\u021bii comerciale<\/span><\/strong><span class=\"\">\u00a0la parterul corpului de cl\u0103dire orientat spre strad\u0103<\/span><\/p>\n<\/li>\n<li>\n<p class=\"ds-markdown-paragraph\"><strong><span class=\"\">Parc\u0103ri<\/span><\/strong><span class=\"\">\u00a0at\u00e2t supraterane, c\u00e2t \u0219i sub nivelul parterului, \u00een corpul dinspre vale\u00a0<\/span><\/p>\n<\/li>\n<\/ul>\n<p class=\"ds-markdown-paragraph\"><span class=\"\">Cl\u0103direa va fi compus\u0103 din dou\u0103 tronsoane, cu regimuri de \u00een\u0103l\u021bime diferen\u021biate, adaptate reliefului:<\/span><\/p>\n<ul>\n<li>\n<p class=\"ds-markdown-paragraph\"><strong><span class=\"\">Tronsonul I<\/span><\/strong><span class=\"\">: D+P+2E+3 retras (subsol, parter, dou\u0103 etaje \u0219i trei etaje retrase)<\/span><\/p>\n<\/li>\n<li>\n<p class=\"ds-markdown-paragraph\"><strong><span class=\"\">Tronsonul II<\/span><\/strong><span class=\"\">: P+4E+5 retras (parter, patru etaje \u0219i cinci etaje retrase)<\/span><\/p>\n<\/li>\n<li>\n<p class=\"ds-markdown-paragraph\"><strong><span class=\"\">\u00cen\u0103l\u021bimea maxim\u0103 admis\u0103<\/span><\/strong><span class=\"\">\u00a0va fi de 16,50 metri pentru tronsonul I \u0219i 20,45 metri pentru tronsonul II, la cota zero a cl\u0103dirii\u00a0<\/span><\/p>\n<\/li>\n<\/ul>\n<h2><span class=\"\">Ce reglement\u0103ri urbanistice se propun<\/span><\/h2>\n<p class=\"ds-markdown-paragraph\"><span class=\"\">PUZ-ul are ca scop stabilirea unor noi reglement\u0103ri urbanistice pentru teren, care s\u0103 permit\u0103 dezvoltarea imobiliar\u0103 propus\u0103. Astfel, zona func\u021bional\u0103 UTR 1 este propus\u0103 ca\u00a0<\/span><strong><span class=\"\">subzon\u0103 predominant reziden\u021bial\u0103 de tip urban (LI)<\/span><\/strong><span class=\"\">.<\/span><\/p>\n<p class=\"ds-markdown-paragraph\"><span class=\"\">Principalii indicatori urbanistici propu\u0219i sunt:<\/span><\/p>\n<ul>\n<li>\n<p class=\"ds-markdown-paragraph\"><strong><span class=\"\">POT maxim = 40%<\/span><\/strong><span class=\"\">\u00a0(procent de ocupare a terenului), \u00een cre\u0219tere fa\u021b\u0103 de cel existent, de doar 7,63%.<\/span><\/p>\n<\/li>\n<li>\n<p class=\"ds-markdown-paragraph\"><strong><span class=\"\">CUT maxim = 1,5<\/span><\/strong><span class=\"\">\u00a0(coeficient de utilizare a terenului).<\/span><\/p>\n<\/li>\n<\/ul>\n<p class=\"ds-markdown-paragraph\"><span class=\"\">Pentru a asigura integrarea \u00een zon\u0103 \u0219i confortul viitorilor locatari, proiectul include:<\/span><\/p>\n<ul>\n<li>\n<p class=\"ds-markdown-paragraph\"><strong><span class=\"\">52 de locuri de parcare<\/span><\/strong><span class=\"\">, peste minimul necesar de 44, din care dou\u0103 sunt special amenajate pentru persoane cu dizabilit\u0103\u021bi.<\/span><\/p>\n<\/li>\n<li>\n<p class=\"ds-markdown-paragraph\"><span class=\"\">Circula\u021bii auto \u0219i pietonale \u00eensum\u00e2nd peste 1.300 de metri p\u0103tra\u021bi, cu accese auto repozi\u021bionate pentru un circuit intern cu sens unic.<\/span><\/p>\n<\/li>\n<li>\n<p class=\"ds-markdown-paragraph\"><span class=\"\">Spa\u021bii verzi \u00een procent de minim 15% din suprafa\u021ba terenului.<\/span><\/p>\n<\/li>\n<li>\n<p class=\"ds-markdown-paragraph\"><span class=\"\">Un loc de joac\u0103 pentru copii, cu o suprafa\u021b\u0103 de peste 96 de metri p\u0103tra\u021bi\u00a0<\/span><span class=\"\">.<\/span><\/p>\n<\/li>\n<\/ul>\n<h2><span class=\"\">Vecin\u0103t\u0103\u021bi \u0219i utilit\u0103\u021bi<\/span><\/h2>\n<p class=\"ds-markdown-paragraph\"><span class=\"\">Amplasamentul este situat \u00eentr-o zon\u0103 complet echipat\u0103 edilitar \u0219i are vecin\u0103t\u0103\u021bi precum Blocul Mihalachi (P+2+M), terenuri private \u0219i strada \u0218tefan cel Mare. La aproximativ 230 de metri distan\u021b\u0103 se afl\u0103 ansamblul M\u0103n\u0103stirii Pop\u0103u\u021bi, monument istoric, \u00eens\u0103 construc\u021bia propus\u0103 nu va interac\u021biona vizual sau func\u021bional cu aceasta\u00a0<\/span><span class=\"\">.<\/span><\/p>\n<p class=\"ds-markdown-paragraph\"><span class=\"\">Cl\u0103dirile se racordeaz\u0103 la re\u021belele de utilit\u0103\u021bi existente \u00een zon\u0103 (ap\u0103, canalizare, gaze, electricitate), care vor fi redimensionate pentru noul consum. Alimentarea cu energie termic\u0103 se va realiza individual, cu central\u0103 termic\u0103 de bloc.<\/span><\/p>\n<p class=\"ds-markdown-paragraph\"><span class=\"\">Proiectul este unul dintre pu\u021binele dezvolt\u0103ri imobiliare de acest tip din municipiu \u0219i vine s\u0103 r\u0103spund\u0103 cererii de locuin\u021be moderne, \u00eentr-o zon\u0103 bine conectat\u0103 a ora\u0219ului\u00a0<\/span><span class=\"\">.<\/span><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Boto\u0219ani: Bloc de locuin\u021be cu 44 de apartamente, pe strada \u0218tefan cel Mare.
