Dac\u0103 PUZ-ul va fi aprobat de Consiliul Local, zona Tulbureni va c\u00e2\u0219tiga 20 de parcele preg\u0103tite pentru construc\u021bia de case individuale.<\/strong><\/p>\n<p class=\"font-claude-response-body break-words whitespace-normal leading-[1.7]\">Un teren de 20.157 de metri p\u0103tra\u021bi din zona Cartierului Tulbureni al Boto\u0219aniului a intrat \u00een procedura de aprobare pentru transformarea sa dintr-un teren arabil \u0219i f\u00e2ne\u021be \u00eentr-un viitor ansamblu de locuin\u021be individuale. Documenta\u021bia urbanistic\u0103, un Studiu de Oportunitate pentru Plan Urbanistic Zonal, a fost elaborat\u0103 de S.C. MA-DA Proiect S.R.L. Boto\u0219ani \u0219i urmeaz\u0103 traseul legal obligatoriu \u00eenainte de votul Consiliului Local.<\/p>\n<p class=\"font-claude-response-body break-words whitespace-normal leading-[1.7]\">Proiectul prevede:<\/p>\n<p class=\"font-claude-response-body break-words whitespace-normal leading-[1.7]\"><strong>Introducerea \u00een intravilanul municipiului Boto\u0219ani<\/strong> a unei suprafe\u021be de 12.804 mp din terenul aflat \u00een prezent \u00een extravilan &#8211; o procedur\u0103 obligatorie pentru orice dezvoltare reziden\u021bial\u0103 pe terenuri agricole de margine de ora\u0219.<\/p>\n<p class=\"font-claude-response-body break-words whitespace-normal leading-[1.7]\"><strong>Parcelarea \u00een 21 de loturi<\/strong> &#8211; 20 de loturi edificabile pentru locuin\u021be \u0219i func\u021biuni complementare, plus un lot destinat c\u0103ii de acces \u0219i drumului interior al ansamblului.<\/p>\n<p class=\"font-claude-response-body break-words whitespace-normal leading-[1.7]\">Suprafe\u021bele loturilor variaz\u0103 \u00eentre 542 mp \u0219i 1.509 mp, oferind o diversitate care permite at\u00e2t case mai compacte, c\u00e2t \u0219i propriet\u0103\u021bi generoase pentru familiile care vor spa\u021biu.<\/p>\n<h2 class=\"text-text-100 mt-3 -mb-1 text-[1.125rem] font-bold\">Ce fel de case se pot construi<\/h2>\n<p class=\"font-claude-response-body break-words whitespace-normal leading-[1.7]\">Regulamentul urbanistic propus stabile\u0219te parametrii clari pentru viitoarele construc\u021bii:<\/p>\n<p class=\"font-claude-response-body break-words whitespace-normal leading-[1.7]\">Regimul de \u00een\u0103l\u021bime maxim este de <strong>parter plus dou\u0103 etaje<\/strong> (sau mansard\u0103), cu o \u00een\u0103l\u021bime maxim\u0103 la strea\u015fin\u0103 sau atic de <strong>10 metri,<\/strong>\u00a0adic\u0103 locuin\u021be de tip urban, cu aspect \u00eengrijit, f\u0103r\u0103 blocuri sau construc\u021bii industriale.<\/p>\n<p class=\"font-claude-response-body break-words whitespace-normal leading-[1.7]\">Procentul de ocupare a terenului este limitat la <strong>maximum 35%<\/strong> din suprafa\u021ba lotului, ceea ce \u00eenseamn\u0103 c\u0103 cel pu\u021bin 65% din fiecare parcel\u0103 r\u0103m\u00e2ne liber\u0103, gr\u0103dini, alei, locuri de parcare.<\/p>\n<p class=\"font-claude-response-body break-words whitespace-normal leading-[1.7]\">Fiecare lot va trebui s\u0103 asigure <strong>minimum 2 locuri de parcare<\/strong> \u00een incint\u0103, o cerin\u021b\u0103 care reduce presiunea pe strada Tulbureni.<\/p>\n<p class=\"font-claude-response-body break-words whitespace-normal leading-[1.7]\">Spa\u021biile verzi vor reprezenta cel pu\u021bin <strong>20% din suprafa\u021ba total\u0103<\/strong> a ansamblului &#8211; proximativ 4.000 de metri p\u0103tra\u021bi de planta\u021bii, aliniamente arboricole \u0219i zone \u00eenierbate.<\/p>\n<h2 class=\"text-text-100 mt-3 -mb-1 text-[1.125rem] font-bold\">Etapele care urmeaz\u0103<\/h2>\n<p class=\"font-claude-response-body break-words whitespace-normal leading-[1.7]\">Documentul se afl\u0103 acum \u00een faza de <strong>aviz de oportunitate<\/strong> \u2014 prima etap\u0103 administrativ\u0103 a unui traseu care include transparen\u021ba decizional\u0103, elaborarea PUZ-ului propriu-zis \u0219i, \u00een final, votul Consiliului Local Boto\u0219ani.<\/p>\n<p class=\"font-claude-response-body break-words whitespace-normal leading-[1.7]\">Odat\u0103 aprobat, PUZ-ul \u0219i Regulamentul Local de Urbanism aferent vor avea o valabilitate de <strong>5 ani<\/strong>, timp \u00een care terenul va putea fi construit conform reglement\u0103rilor stabilite, dup\u0103 care documentele vor fi preluate \u00een Planul Urbanistic General al municipiului.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>20 de loturi pentru case noi \u00een Cartierul Tulbureni.
