SC Profi Izo.Bek SRL, o companie local\u0103 cu sediul \u00een Hudum, care a construit deja un cartier acolo, BENMAR, a ini\u021biat demersurile pentru construirea unui nou ansamblu de locuin\u021be \u00een\u0219iruite pe un teren de aproape 10.000 de metri p\u0103tra\u021bi, \u00een zona str\u0103zii Peco nr. 70-70A. BENMAR 2 va avea 30 de case, loc de joac\u0103 \u0219i un spa\u021biu \u00een care va putea func\u021biona un market.<\/p>\n<p class=\"ds-markdown-paragraph\">Potrivit Studiului de Oportunitate depus \u00een cadrul procedurilor de urbanism, investi\u021bia vizeaz\u0103 un teren \u00een suprafa\u021b\u0103 de\u00a09.971 de metri p\u0103tra\u021bi, situat \u00een partea de nord-vest a municipiului Boto\u0219ani. Documenta\u021bia, elaborat\u0103 sub coordonarea arhitectului Neculai Pohrib \u0219i supervizat\u0103 de urbanistul arh. Dan Octavian Botez, propune transformarea unei zone cu caracter industrial aflat\u0103 \u00een tranzi\u021bie, \u00eentr-un ansamblu reziden\u021bial modern.<\/p>\n<h2>Ce prevede proiectul<\/h2>\n<p class=\"ds-markdown-paragraph\">Proiectul, intitulat &#8222;Dezvoltare zon\u0103 reziden\u021bial\u0103 &#8211; locuin\u021be \u00een\u0219iruite, amenaj\u0103ri exterioare, racorduri utilit\u0103\u021bi&#8221;, propune lotizarea terenului \u00een nou\u0103\u00a0loturi func\u021bionale, dup\u0103 cum urmeaz\u0103:<\/p>\n<ul>\n<li>\n<p class=\"ds-markdown-paragraph\">\u0219apte loturi\u00a0destinate construirii a 30 de locuin\u021be unifamiliale \u00een\u0219iruite (regim de \u00een\u0103l\u021bime P+1E);<\/p>\n<\/li>\n<li>\n<p class=\"ds-markdown-paragraph\">un lot pentru circula\u021bii, accese, spa\u021biu de joac\u0103 \u0219i spa\u021bii verzi stradale;<\/p>\n<\/li>\n<li>\n<p class=\"ds-markdown-paragraph\">un lot pentru spa\u021bii comerciale \u0219i prest\u0103ri servicii\u00a0(regim mic de \u00een\u0103l\u021bime, parter \u00eenalt sau P+1E).<\/p>\n<\/li>\n<\/ul>\n<p class=\"ds-markdown-paragraph\">Loturile reziden\u021biale vor avea o suprafa\u021b\u0103 edificabil\u0103 generoas\u0103, iar casele vor fi construite cu un regim de \u00een\u0103l\u021bime\u00a0P+1E (parter + un etaj). \u00cen\u0103l\u021bimea maxim\u0103 la atic va fi de 8,50 metri, iar la strea\u0219in\u0103 de 6,50 metri, ceea ce va asigura o integrare armonioas\u0103 \u00een peisajul urban specific zonei.<\/p>\n<p class=\"ds-markdown-paragraph\">Pentru spa\u021biile comerciale, se propune un regim de \u00een\u0103l\u021bime redus, cu posibilitatea unui parter \u00eenalt de maximum 5 metri, respectiv P+1E.<\/p>\n<p class=\"ds-markdown-paragraph\">Un aspect important al proiectului \u00eel reprezint\u0103 generoasele spa\u021bii verzi \u0219i zonele de relaxare. Din suprafa\u021ba total\u0103 a terenului,\u00a03.590 de metri p\u0103tra\u021bi (aproximativ 36%)\u00a0vor fi amenaja\u021bi ca spa\u021bii verzi \u0219i loc de joac\u0103 pentru copii, de folosin\u021b\u0103 comun\u0103. Suprafe\u021bele destinate circula\u021biilor, platformelor betonate \u0219i parcajelor \u00eensumeaz\u0103 4.171 mp (41,8%).<\/p>\n<p class=\"ds-markdown-paragraph\">Pentru viitorii locuitori, proiectul prevede\u00a0minimum un loc de parcare pentru fiecare lot, conform normativelor \u00een vigoare, rezult\u00e2nd astfel minimum 30 de locuri de parcare pentru cele 30 de locuin\u021be. Parc\u0103rile vor fi amenajate \u00een fa\u021ba fiec\u0103rei propriet\u0103\u021bi, pe spa\u021biul carosabil exterior. \u00cen plus, vor fi amenajate\u00a06 locuri de parcare pentru vizitatori.<\/p>\n<p class=\"ds-markdown-paragraph\">Accesul \u00een ansamblu se va realiza din strada Peco, pe latura sudic\u0103 a amplasamentului, printr-un drum privat cu sens unic.
