{"id":17956,"date":"2026-01-29T08:48:21","date_gmt":"2026-01-29T06:48:21","guid":{"rendered":"https:\/\/banulbotosanean.ro\/?p=17956"},"modified":"2026-01-29T08:48:21","modified_gmt":"2026-01-29T06:48:21","slug":"proiect-de-bloc-pe-5-etaje-si-spatii-comerciale-la-parter-pe-strada-octav-onicescu","status":"publish","type":"post","link":"https:\/\/banulbotosanean.ro\/index.php\/2026\/01\/29\/proiect-de-bloc-pe-5-etaje-si-spatii-comerciale-la-parter-pe-strada-octav-onicescu\/","title":{"rendered":"Proiect de bloc pe 5 etaje \u0219i spa\u021bii comerciale la parter pe strada Octav Onicescu"},"content":{"rendered":"<h2 data-start=\"295\" data-end=\"407\">Un nou proiect imobiliar cu func\u021biuni comerciale, propus pe strada Octav Onicescu din municipiul Boto\u0219ani<\/h2>\n<p data-start=\"409\" data-end=\"726\">A fost elaborat un Plan Urbanistic Zonal (PUZ) pentru construirea unui imobil de locuin\u021be colective, cu posibilitatea amenaj\u0103rii de spa\u021bii comerciale la parter, pe strada Octav Onicescu nr. 32.<\/p>\n<p data-start=\"728\" data-end=\"977\">Beneficiarul investi\u021biei este SC MSC REAL ESTATE SRL, iar documenta\u021bia de urbanism este realizat\u0103 de STRUCTURAL ENGINEERING DEVELOPMENT SRL, \u00een cadrul proiectului nr. 227\/2024, aflat \u00een faza de PUZ, cu data elabor\u0103rii iulie 2025.<\/p>\n<h3 data-start=\"979\" data-end=\"1027\">Amplasament \u0219i date generale ale proiectului<\/h3>\n<p data-start=\"1029\" data-end=\"1171\">Terenul studiat este situat \u00een intravilanul municipiului Boto\u0219ani \u0219i are o suprafa\u021b\u0103 total\u0103 de 1.068 mp, fiind format din trei loturi: dou\u0103 terenuri aflate \u00een proprietatea SC MSC REAL ESTATE SRL, un lot de 49 mp apar\u021bin\u00e2nd municipiului Boto\u0219ani.<\/p>\n<p data-start=\"1298\" data-end=\"1508\">Conform Planului Urbanistic General, zona este \u00eencadrat\u0103 \u00een UTR 33 \u2013 LMu2, subzon\u0103 predominant reziden\u021bial\u0103, cu locuin\u021be \u0219i func\u021biuni complementare, unde sunt permise cl\u0103diri cu regim de \u00een\u0103l\u021bime urban.<\/p>\n<h3 data-start=\"1510\" data-end=\"1541\">Ce se propune prin noul PUZ<\/h3>\n<p data-start=\"1543\" data-end=\"1753\">Prin documenta\u021bia urbanistic\u0103 se propune construirea unui imobil cu func\u021biune predominant reziden\u021bial\u0103, av\u00e2nd posibilitatea amenaj\u0103rii de spa\u021bii comerciale la parter, destinate deservirii \u00eentregii zone.<\/p>\n<p data-start=\"1755\" data-end=\"1920\">Cl\u0103direa va avea un regim de \u00een\u0103l\u021bime de:<br \/>\nS + P + 4E + 5Er,<br data-start=\"1818\" data-end=\"1821\" \/>cu posibilitatea amenaj\u0103rii unui etaj tehnic ce nu va dep\u0103\u0219i 50% din suprafa\u021ba ultimului nivel.<\/p>\n<p data-start=\"1922\" data-end=\"1963\">Func\u021bional, proiectul este g\u00e2ndit astfel:<\/p>\n<ul data-start=\"1964\" data-end=\"2182\">\n<li data-start=\"1964\" data-end=\"2035\">\n<p data-start=\"1966\" data-end=\"2035\">subsol: parc\u0103ri, spa\u021bii tehnice \u0219i ad\u0103post de protec\u021bie civil\u0103;<\/p>\n<\/li>\n<li data-start=\"2036\" data-end=\"2086\">\n<p data-start=\"2038\" data-end=\"2086\">parter: locuin\u021be \u0219i\/sau spa\u021bii comerciale;<\/p>\n<\/li>\n<li data-start=\"2087\" data-end=\"2127\">\n<p data-start=\"2089\" data-end=\"2127\">etajele 1\u20135: locuin\u021be colective;<\/p>\n<\/li>\n<li data-start=\"2128\" data-end=\"2182\">\n<p data-start=\"2130\" data-end=\"2182\">parcare exterioar\u0103 amenajat\u0103 la nivelul solului.<\/p>\n<\/li>\n<li data-start=\"2128\" data-end=\"2182\">\n<p data-start=\"2130\" data-end=\"2182\">\u00cen\u0103l\u021bime maxim\u0103: 21 metri<\/p>\n<\/li>\n<\/ul>\n<ul data-start=\"2278\" data-end=\"2420\">\n<li data-start=\"2365\" data-end=\"2420\">\n<p data-start=\"2367\" data-end=\"2420\">Spa\u021bii verzi: minimum 15% din suprafa\u021ba terenului<\/p>\n<\/li>\n<\/ul>\n<p data-start=\"2422\" data-end=\"2540\">Suprafa\u021ba construit\u0103 maxim\u0103 propus\u0103 este de 480,6 mp, iar suprafa\u021ba construit\u0103 desf\u0103\u0219urat\u0103 ajunge la 1.666 mp.<\/p>\n<h3 data-start=\"2542\" data-end=\"2573\">Utilit\u0103\u021bi \u0219i accesibilitate<\/h3>\n<p data-start=\"2575\" data-end=\"2775\">Accesul auto \u0219i pietonal se va realiza din strada Octav Onicescu, drum public de importan\u021b\u0103 local\u0103, aflat \u00eentr-o stare bun\u0103 de exploatare.
