Documenta\u021bia, elaborat\u0103 de S.C. Studio 22 DAT S.R.L., a fost depus\u0103 la Prim\u0103ria municipiului Boto\u0219ani \u0219i are ca beneficiar pe P\u00e2rvu C\u0103t\u0103lina Mihaela.<\/p>\n<h2 data-start=\"911\" data-end=\"993\">Proiectul prevede un bloc modern cu locuin\u021be colective \u0219i spa\u021bii comerciale<\/h2>\n<p data-start=\"995\" data-end=\"1093\">Conform PUZ-ului, investi\u021bia propune construirea unei cl\u0103diri cu func\u021biuni mixte, care va include:<\/p>\n<ul data-start=\"1095\" data-end=\"1575\">\n<li data-start=\"1095\" data-end=\"1125\">\n<p data-start=\"1097\" data-end=\"1125\">44 de apartamente<\/p>\n<\/li>\n<li data-start=\"1126\" data-end=\"1209\">\n<p data-start=\"1128\" data-end=\"1209\">spa\u021bii comerciale la parterul corpului orientat spre strada \u0218tefan cel Mare<\/p>\n<\/li>\n<li data-start=\"1210\" data-end=\"1311\">\n<p data-start=\"1212\" data-end=\"1311\">parc\u0103ri at\u00e2t supraterane, c\u00e2t \u0219i sub nivelul parterului \u00een corpul de cl\u0103dire situat spre vale<\/p>\n<\/li>\n<li data-start=\"1312\" data-end=\"1460\">\n<p data-start=\"1314\" data-end=\"1382\">dou\u0103 tronsoane de cl\u0103dire, cu regimuri de \u00een\u0103l\u021bime diferen\u021biate:<\/p>\n<ul data-start=\"1385\" data-end=\"1460\">\n<li data-start=\"1385\" data-end=\"1422\">\n<p data-start=\"1387\" data-end=\"1422\"><em data-start=\"1387\" data-end=\"1398\">Tronson I<\/em>: D+P+2E+3 retrase<\/p>\n<\/li>\n<li data-start=\"1425\" data-end=\"1460\">\n<p data-start=\"1427\" data-end=\"1460\"><em data-start=\"1427\" data-end=\"1439\">Tronson II<\/em>: P+4E+5 retras<\/p>\n<\/li>\n<\/ul>\n<\/li>\n<li data-start=\"1461\" data-end=\"1575\">\n<p data-start=\"1463\" data-end=\"1575\">o \u00een\u0103l\u021bime maxim\u0103 admis\u0103 de 16,50 m, respectiv 20,45 m \u00een func\u021bie de diferen\u021bele de nivel ale terenului.<\/p>\n<\/li>\n<\/ul>\n<h2 data-start=\"1857\" data-end=\"1935\">Suprafa\u021ba studiat\u0103: peste 3.200 mp. Cl\u0103dirile existente vor fi demolate<\/h2>\n<p data-start=\"1937\" data-end=\"2211\">PUZ-ul analizeaz\u0103 un teren de 3209 mp (m\u0103surat), \u00eemp\u0103r\u021bit \u00een dou\u0103 loturi. Pe amplasament sunt \u00een prezent dou\u0103 construc\u021bii vechi, cu regim de \u00een\u0103l\u021bime parter, aflate \u00eentr-o stare avansat\u0103 de degradare, care vor fi demolate pentru a permite realizarea noii dezvolt\u0103ri.<\/p>\n<p data-start=\"2213\" data-end=\"2449\">Documenta\u021bia prevede o cre\u0219tere substan\u021bial\u0103 a procentului de ocupare a terenului, de la 7,63% existent, la 40% POT maxim propus, \u0219i un CUT maxim de 1,50, \u00een conformitate cu prevederile PUG Boto\u0219ani \u0219i legisla\u021bia \u00een vigoare.<\/p>\n<h2 data-start=\"2456\" data-end=\"2535\">Investi\u021bia aduce 52 de locuri de parcare \u0219i un loc de joac\u0103 pentru copii<\/h2>\n<p data-start=\"2537\" data-end=\"2625\">Pentru a respecta normele urbanistice \u0219i prevederile din HG 525\/1996, proiectul include:<\/p>\n<ul data-start=\"2627\" data-end=\"2934\">\n<li data-start=\"2627\" data-end=\"2687\">\n<p data-start=\"2629\" data-end=\"2687\">52 locuri de parcare (fa\u021b\u0103 de minimul necesar de 44)<\/p>\n<\/li>\n<li data-start=\"2688\" data-end=\"2747\">\n<p data-start=\"2690\" data-end=\"2747\">2 locuri de parcare pentru persoane cu dizabilit\u0103\u021bi<\/p>\n<\/li>\n<li data-start=\"2748\" data-end=\"2808\">\n<p data-start=\"2750\" data-end=\"2808\">circula\u021bii auto \u0219i pietonale \u00eensum\u00e2nd peste 1.300 mp<\/p>\n<\/li>\n<li data-start=\"2809\" data-end=\"2868\">\n<p data-start=\"2811\" data-end=\"2868\">spa\u021bii verzi de minimum 15% din suprafa\u021ba terenului<\/p>\n<\/li>\n<li data-start=\"2869\" data-end=\"2934\">\n<p data-start=\"2871\" data-end=\"2934\">loc de joac\u0103 de peste 96 mp, destinat viitorilor reziden\u021bi.<\/p>\n<\/li>\n<\/ul>\n<p data-start=\"2936\" data-end=\"3094\">Accesul auto se va face prin dou\u0103 puncte repozi\u021bionate pentru a crea un circuit intern cu sens unic, facilit\u00e2nd fluen\u021ba circula\u021biei \u00een interiorul complexului.<\/p>\n<p data-start=\"5124\" data-end=\"5298\">\n","protected":false},"excerpt":{"rendered":"<p>Un nou proiect imobiliar major \u00een municipiul Boto\u0219ani: PUZ pentru un bloc de locuin\u021be colective pe strada \u0218tefan cel Mare A fost ini\u021biat un Plan Urbanistic Zonal (PUZ) privind desfiin\u021barea construc\u021biilor existente \u0219i edificarea unui bloc de locuin\u021be colective pe strada \u0218tefan cel Mare nr. 36.
