Documenta\u021bia PUZ a fost depus\u0103"},"content":{"rendered":"<p data-start=\"0\" data-end=\"142\">PUZ pentru un nou bloc de locuin\u021be colective pe Bulevardul Mihai Eminescu nr. 5: un proiect modern care va schimba profilul urban al zonei<\/p>\n<p data-start=\"144\" data-end=\"650\">Municipiul Boto\u0219ani continu\u0103 s\u0103 atrag\u0103 investi\u021bii \u00een sectorul reziden\u021bial, o nou\u0103 documenta\u021bie de urbanism fiind depus\u0103 pentru aviz de oportunitate. Proiectul \u2013 realizat de S.C. Atelier Archinspace S.R.L. Ia\u0219i, sub coordonarea arhitectului urbanist dr. arh. Carmina Constan\u021ba Gheorghi\u021b\u0103 \u2013 vizeaz\u0103 construirea unui bloc de locuin\u021be colective D+P+3E+4E retras, cu racord la utilit\u0103\u021bi \u0219i \u00eemprejmuire, pe terenul situat pe Bulevardul Mihai Eminescu nr. 5, \u00een intravilanul municipiului Boto\u0219ani.<\/p>\n<p data-start=\"652\" data-end=\"759\">Beneficiarul investi\u021biei este Ad\u0103sc\u0103li\u021bei Oana-Iulia, proprietara terenului de 657 mp conform CF 67195.<\/p>\n<h2 data-start=\"766\" data-end=\"861\">Investi\u021bie reziden\u021bial\u0103 \u00eentr-o zon\u0103 central\u0103 \u2013 un pas spre modernizarea fondului locativ<\/h2>\n<p data-start=\"863\" data-end=\"1248\">Proiectul urm\u0103re\u0219te reglementarea urbanistic\u0103 necesar\u0103 edific\u0103rii unei cl\u0103diri moderne de locuin\u021be colective, cu func\u021biuni complementare, \u00eentr-o zon\u0103 aflat\u0103 \u00een expansiune. Documenta\u021bia analizat\u0103 \u00een etapa \u201eAviz de oportunitate\u201d propune integrarea terenului \u00eentr-o subzon\u0103 urban\u0103 cu regim predominant reziden\u021bial, prin actualizarea indicatorilor urbanistici pentru func\u021biunea de locuire.<\/p>\n<p data-start=\"1250\" data-end=\"1459\">Actualmente, terenul este liber de construc\u021bii, beneficiarul solicit\u00e2nd elaborarea PUZ-ului tocmai pentru a putea dezvolta un imobil adaptat standardelor actuale de locuire \u0219i cerin\u021belor pie\u021bei imobiliare.<\/p>\n<p data-start=\"1461\" data-end=\"1709\">Situat \u00eentr-o zon\u0103 bine conectat\u0103 \u2013 la doar 2 km de centrul ora\u0219ului \u0219i \u00een apropierea bulevardelor \u0219i re\u021belelor edilitare majore \u2013 terenul beneficiaz\u0103 de acces facil \u0219i infrastructur\u0103 complet\u0103: ap\u0103, canalizare, electricitate, gaze, telecomunica\u021bii.<\/p>\n<h2 data-start=\"1716\" data-end=\"1777\">Regimul tehnic propus \u2013 bloc cu 6 niveluri supraterane<\/h2>\n<p data-start=\"1779\" data-end=\"1854\">Conform documenta\u021biei, cl\u0103direa propus\u0103 va avea urm\u0103toarele caracteristici:<\/p>\n<ul data-start=\"1856\" data-end=\"2209\">\n<li data-start=\"1856\" data-end=\"1899\">\n<p data-start=\"1858\" data-end=\"1899\">Regim de \u00een\u0103l\u021bime: D+P+3E+4E retras<\/p>\n<\/li>\n<li data-start=\"1900\" data-end=\"1933\">\n<p data-start=\"1902\" data-end=\"1933\">\u00cen\u0103l\u021bime maxim\u0103: 17 metri<\/p>\n<\/li>\n<li data-start=\"1934\" data-end=\"1990\">\n<p data-start=\"1936\" data-end=\"1990\">Procentul de ocupare a terenului (POT): max. 40%<\/p>\n<\/li>\n<li data-start=\"1991\" data-end=\"2051\">\n<p data-start=\"1993\" data-end=\"2051\">Coeficient de utilizare a terenului (CUT): max. 1,56<\/p>\n<\/li>\n<li data-start=\"2052\" data-end=\"2209\">\n<p data-start=\"2054\" data-end=\"2209\">Func\u021biuni admise: locuire colectiv\u0103, spa\u021bii comerciale la parter, servicii profesionale, spa\u021bii de recreere, parc\u0103ri la sol, dot\u0103ri aferente locuirii<\/p>\n<\/li>\n<\/ul>\n<p data-start=\"2211\" data-end=\"2374\">Parcarea va fi amenajat\u0103 exclusiv \u00een interiorul propriet\u0103\u021bii, conform normelor \u00een vigoare, asigur\u00e2nd c\u00e2te 1 loc de parcare pentru fiecare unitate locativ\u0103.<\/p>\n<p data-start=\"2376\" data-end=\"2564\">Cl\u0103direa se va retrage 5 metri fa\u021b\u0103 de limita propriet\u0103\u021bii spre Bulevardul Mihai Eminescu, iar distan\u021bele laterale \u0219i posterioare vor respecta prevederile OMS 119\/2014 \u0219i Ordinul 994\/2018.<\/p>\n<p data-start=\"3727\" data-end=\"3956\">Toate costurile de dezvoltare \u2013 inclusiv cele privind bran\u0219amentele la utilit\u0103\u021bi \u2013 vor fi suportate de investitorul privat, \u00een timp ce autorit\u0103\u021bile locale vor gestiona iluminatul public, siguran\u021ba \u0219i serviciile publice obi\u0219nuite.<\/p>\n<p data-start=\"3727\" data-end=\"3956\">\n","protected":false},"excerpt":{"rendered":"<p>PUZ pentru un nou bloc de locuin\u021be colective pe Bulevardul Mihai Eminescu nr. 5: un proiect modern care va schimba profilul urban al zonei Municipiul Boto\u0219ani continu\u0103 s\u0103 atrag\u0103 investi\u021bii \u00een sectorul reziden\u021bial, o nou\u0103 documenta\u021bie de urbanism fiind depus\u0103 pentru aviz de oportunitate.
